Applicant Criteria And Application
Fully Completed Application
All adult applicants 18 or older must submit a fully completed, dated, and signed application and application fee. Applications will be considered complete when all of the following are received.
• Complete application
• Copy of valid photo ID
• Most recent two (2) paystubs and prior two (2) months bank statements
• If self-employed, most recent two (2) years of tax returns and Articles of Incorporation, if applicable
• $60 non-refundable application fee per applicant (paid online)
Verification of Income
The primary applicant must have a gross income of at least three times the monthly rent. Non-employed individuals must provide verifiable proof of income. Should verifiable income not meet the minimum criteria, a cosigner may be considered.
Pet Application
No pets of any kind are permitted without specific written permission in the lease document or an addendum to the lease. A non-refundable pet fee and an additional security deposit will be required.
All tenants must submit a pet screening regardless of having pets or not.
Credit and Criminal Background Check
Credit history and/or court records must not contain landlord collections, eviction filings, or liens of bankruptcy within the past seven (7) years. The credit score must be above 625. Criminal records must not contain convictions for crimes involving violence, assault or battery, drugs, or firearms, or felony convictions.
